What should I do prior to selling my property?

First impressions can make all the difference in selling your home. If you were getting ready to buy a new car today and you were going to trade in your old vehicle, what would you do to it?  Wash it, wax it, vacuum and possibly detail it to get the highest trade in value possible. Selling a home is much the same. In preparing a home for sale there are several items you can do to improve your property's value. The three areas in preparing a home for sale are the interior, the exterior, and setting the stage.

On the interior you may want to clean the carpets and window coverings. Your home is one of your most personal possessions. Don’t be blind to flaws and needed cosmetic improvements. Painting the interior of a home almost always will net you more in selling than the cost to paint. Shine all of the flooring and replace any worn or chipped tiles. Repair dripping faucets and do any minor repairs you may have been putting off.

Next is the exterior. Trim the lawn and shrubs. Fertilize and water the lawn and plant bright, fresh flowers. Round up excess toys and remove any items that may seem out of place to a stranger.

Next is staging the home for sale. How we live in a home is not how we market a home. Remember when selling a home, less is more. Clean it well and remove personalized items. If you have many pictures of your family throughout the home, begin the process of boxing and moving those now. The person interested in buying your home has to be able to see themselves in the home. Clean out closets and cupboards. Have these areas appear as spacious as possible. Remove large throw pillows and personal items that may make an area feel more crowded than it actually is. Open the windows only after you have cleaned them. Home owners select light and bright over drab or dreary.

Get an objective point of view from your real estate professional. They can provide you with a list of items that will maximize the profit of your home sale. By choosing the right professional, you can relax and trust their judgment. The right agent is a valuable team member who will protect your best interests and make your sale as profitable as possible. Listing with the right agent gives you a well informed third eye that will help you price your home at the right market price. By aligning yourself with a top agent you ensure that all the important details are handled professionally.
